4-Point Inspections
The insurance-required evaluation of your home's four primary systems — roof, electrical, HVAC, and plumbing.
Most Florida insurers require a 4-Point inspection for homes 25 years or older before issuing or renewing coverage.
The Four Systems
Each system is evaluated for age, condition, and insurability. The completed report is accepted by all major Florida insurers.
Roof
Age, condition, material type, and remaining useful life. Insurers want to know if the roof is likely to fail during the policy period.
Electrical
Panel brand, amperage, wiring type (aluminum wiring and Federal Pacific/Zinsco panels are common red flags), and visible hazards.
Heating & Cooling
HVAC equipment age, condition, and operational status. Older or non-functional systems can disqualify a home from coverage.
Plumbing
Pipe material (polybutylene and galvanized steel are often flagged), water heater age, and visible leak or corrosion evidence.
Common Questions
Who requires a 4-Point inspection?
Most Florida insurers require a 4-Point for homes 25 years or older before issuing or renewing a homeowners policy. Some require it for homes as young as 15 years.
How is a 4-Point different from a full home inspection?
A full inspection covers every system and component. A 4-Point is a focused insurance document covering only the four primary systems. Both are valuable — they serve different purposes.
What if the inspection reveals problems?
Some issues (like a failing roof or aluminum wiring) may affect insurability. Knowing before you close gives you time to negotiate repairs or find alternative coverage.
Can I bundle a 4-Point with a wind mitigation inspection?
Absolutely — and it's the most cost-effective approach. Many buyers and homeowners order both at the same time. Ask about bundle pricing when you book.
